Upon arrival customers complained of gas smell near fireplace. Found gas leak at shutoff cannot repair. Customer stated they will look for inserts for fireplace. No other leaks found around furnace or gas line.

Customer stated grinding noise occurred last night. Customer was in kitchen sounded like sound came through kitchen ducts followed by smell. Found blower motor mount weld had broken causing blower to lay on blower wheel burning up motor. Furnace was tripped on high limit upon arrival. Blower mount will not be available until at least next Friday. Customer on schedule for quote 1/27 at 8am.

Performed yearly maintenance and safety checks on 90% Ducane furnace. Found 45 degree deltat. 8.5%o2. 88 degree stack temp. Cleaned flame sensor. 45 ohms on ignition system. Informed customer of surge protection. Customer isn’t interested at this time. No concerns at this point.

All holes are cut in proper locations. Penetration hole still needs to be made. Contractor coming tonight/tomorrow. 2in hole. Roughly 25’ interior space clear open space once out of mechanical room. Customer had contractor cut one hole. Line-set not be accessible for repair. Customer would like new ran. Got on same page with contractor contractor will work customer into schedule next week and customer will call to schedule repair to be made. Collected service charge for todays trip.

Performed yearly maintenance and safety checks on 2010 Goodman system. Cycled system in em heat. System cycled on properly and within manufactures specifications. 10KW heat kit. 21.3 amps each. 20 degree delta t. Cycled system on in heat. System cycled on properly. Ran with 23 degree delta t. Replaced customer supplied 20255 filter. No issues at this time system is running properly with no concerns.

Performed yearly maintenance and safety checks on 2018 Bryant air handler heat pump system. Customer chose to have humidifier maintenance. Humidifier is running cycling on and off with system properly. Changed #35 WP. Set humidistat to 35% RH And informed customer how/to adjust accordingly Also changed 213 AA filter. Thermostat cycled ‘em heat on properly. Strip on left pulling 21 amps other 2 are pulling 20amps inside manufacture specification. 22 degree DELTA T. Underside slant coil visibly clean. Poured 28 FLOZ water in condensation trap. Condensate drain disposed of water efficiently. Cycled system In regular heat system cycled em heat on found system off on LPS Found 49 psi standing pressure. Performed leak search found no hits on sniffer outside. Upon walking inside detector spiked about 12. Searched all accessible lineset surface area found no hint of leak. Put sensor in chase lineset is running. Found detector spike about 58. Completed a furnace check on a 2002 comfort maker furnace. All electrical, mechanical and safety components of the system check out at this time. During testing of the unit the technician found multiple concerns. The technician found no electrical protection device for the furnace, Two diode‘s on the control board showing discoloration, and rust forming within the burner cells. Customer stated due to the age of the unit no repairs will be made at this time. Customer did opt for humidifier service today. Technician verified successful operation and drainage of humidifier, as well as replaced 35 water panel. No issues at time of departure.

Conducted annual maintenance on a 2011 Bryant air conditioner. All mechanical and electrical components of the system checkout at this time. Customer stated she heard a weird noise coming from the outdoor unit during shut down. The technician tried to re-create the issue unsuccessfully. Technician talk to the customer and told her to call the office if the issue happens again.

Technician responded to a no cool situation on a 2018 Bryant air conditioner. Technician Tested the unit and found the voltage distribution system needed replaced. Technician presented options hd3 a-e. Customer chose option a under warranty. After completion of the repair the technician also found the unit to be under charged. The technician recharge the unit to manufacture specifications. No further issues at this time. Technician talked to customer about giving the house some time to cool down as the unit has been off for a couple days.

Found thermostat calling for cooling. Indoor unit running. Outdoor unit had not cycled. Found voltage absorption system dead, swollen. Also found disconnect in off position. Presented options HN13 A-E to customer to replace faulted part. Customer chose option B for upgraded absorption system. Replaced part and resupplied power to system. System cycled on and run with 20 degree temperature split. No further concerns at this time

Returned for cleaning portion of Scac checks at 82/84/86. Cleaned all three coils and wiped off units was instructed to still clean 82 even though tenant canceled no further questions or concerns for customer

Performed the yearly safety and maintenance checks on 2018 comfort maker air conditioning system. Due to ambient temperatures technician could not get accurate temperature drop. Technician couldn’t let unit run for extended periods of time. Mechanical check shows no sign for concern unit has hard start hit installed. Left 16251 filter with customer.

Technician found multiple concerns including LRA near manufacture specifications, informed customer of hard start kit options. Found insulation on lineset is spotty dry rotted and showing copper. Also found thumb gum sealing penetration hole not fully covering hole. Informed customer of findings and showed options HN1 A-E To address concerns. Customer inquired about what if it was left alone informed customer unit is losing efficiently but can wait if need be. Customer choose to pass today and possibly taking care of concerns at next ac check.
